Co-Op Information

Wakonda Family Camp Ground, Inc. is a cooperative established in 1990 where 132 campsites and 16 cottages are  located on 82 acres at 3915 East Schroon River Road, Pottersville, New York 12860. The Cooperative property fronts on a thirty-five acre private lake (Lake Wakonda) and on one-half mile of Schroon River, one mile below the south end of Schroon Lake in Warren County.

WHAT IS A COOPERATIVE? – A form of real estate ownership consisting of a corporation whose shareholders own and occupy a property and share in the responsibility of its maintenance. In Wakonda’s case, 148 shareholders own and operate the property jointly, each with voting rights in proportion to the number of shares held for the cottage or campsite occupied. Together with the shares acquired, each shareholder receives a proprietary lease entitling the shareholder to exclusive occupancy of the cottage or campsite that has been purchased.

AMENITIES – The campground features two sandy beaches on Lake Wakonda;  clay tennis courts; an outdoor paved basketball court, a sand volleyball court; a boccie court; a softball field; and a play area with a Rainbow Direct play set; a group campfire area; boating access along the Schroon River; a small-boat/canoe rack and launch area at Lake Wakonda; a coin-op laundry; five personal care centers for the campsites; a center lounge building containing a camp store, sitting, TV/video and game areas as well as a recreation building with a stage and dance floor overlooking Lake Wakonda.

WHAT SERVICES DOES THE CO-OP PROVIDE? The co-op budget provides for road maintenance; maintaining the water supply system and furnishing water up to the shut-off valve of the cottage or campsite; maintaining a secondary electric distribution system and furnishing electricity to the common buildings and the campsites; picking up garbage on a regular basis; furnishing fuel, supplies and cleaning services for the laundry, the personal care centers and the other common buildings; maintenance and repair of all the common buildings; cutting the grass and maintaining common elements such as the recreational areas, beaches and playground, as well as maintaining septic systems.

WHAT IS THE SEASON? – From just before Memorial Day to the middle of October. During the off-season campground gates are locked, utilities are shut off and camper units remaining on the property must be securely stored in accordance with regulations. Campsite owners are welcome to visit the property during the off-season for hiking, bicycling, cross-country skiing, ice skating, ice fishing, etc. but they cannot occupy their units. Cottage may be occupied at any time during the year.
